Position Summary:
Responsible for completing building maintenance and repair and maintaining the property common grounds.
Position Responsibilities:
Effectively handle resident service requests based on department standards
Conduct a daily inspection of all common areas within the property
Clean exterior areas including but not limited to: breezeways, mailbox areas, corridors, stairways, amenity areas, curbs, gutters, sidewalks
Perform corrective and preventive maintenance including but not limited to: dry wall touch up, basic plumbing, lock repair and re-keying, install/repair window coverings, HVAC repairs, caulking, and painting
Replace light bulbs and globes in outside lighting fixtures
Perform unit move-out inspections
On weekly basis assess irrigation system for broken heads, leaks and coverage
Work with landscape contractor to ensure the contract requirements are being met with regard to mowing, fertilizing and weed control
Work with Regional Maintenance Manager and Maintenance Supervisor to create annual exterior maintenance schedule including but not limited to pruning, mowing, irrigation startup and shutdown
Maintain accurate records regarding preventative maintenance, service requests, expenditures, work in progress, etc.
At the direction of Regional Maintenance Manager or Maintenance Supervisor communicate with subcontractors on major repairs
Notify Regional Maintenance Manager and Maintenance Supervisor of major repairs and capital improvement items
Coordinate Fire Protection inspections
Promote good public relations with residents, co-workers and company staff through great "people" attitude and resident trust. Always display a friendly courteous attitude towards residents, other employees and contractors
Assist with other types of maintenance at direction of Regional Maintenance Manager or Maintenance Supervisor
Perform other duties as assigned
Essential Skills and Experience:
Working knowledge of basic maintenance tools required to perform the job duties
Working knowledge of HVAC systems, household appliances and multifamily residential maintenance and familiarity with electricity, plumbing, and carpentry required
Must be familiar with power, water, and gas turn offs, clean-out traps, fire extinguishes and fire hydrants

The Resident Assistant (RA), a local area college or university student herself, lives with Japanese university women on the campus of Mukogawa Fort Wright Institute, a branch campus of Mukogawa Women's University, in Spokane, Washington. The RA provides English language conversation and tutorials, Spokane community and American culture orientation, residence living assistance, friendship and guidance.
RAs are assigned to work with small groups of 8–12 university students, living with their group as well as sharing meals and recreation. RAs provide assistance with evening and weekend dormitory coverage on a rotating basis. They are supervised by the Student Life Director and work closely with the Japanese bilingual Advisors.

Applicants must be female, attending a local/area college or university full-time, have strong leadership skills and a genuine interest in Japanese culture. Knowledge of Japanese language is not necessary. The RA must be interested in providing engaging and challenging tutorials and conversation opportunities. The RA's own class schedule must be flexible to provide the evening (M–Th) Tutorials, RA Duty coverage (which may include some weekends), attendance at orientations (for RAs as well as students), RA training sessions, and participation in the overall residence community.
